Buying rental property in another european country

It is hard to buy a rental property and make money out of it in Sweden due to real estate regulations. Many people talk about it here and try to find a way to do it. This makes me think about buying a rental property in another European country. Currency will be Euro. Financial transactions are easier inside
EU. Since I want it to be close to Sweden, I checked Finland and Estonia. These countries do not have regulations like Sweden has. You can buy an apartment as a private person and rent it out. There are property management companies that can handle finding tenant, responsible for maintenance work, etc. with some fee of course. So, I can buy it and delegate it to property management company.

Is there anyone in this forum doing this or seeing an issue for this strategy?

Check out what the tax implications are on both sides first. To rent out as a private person in Sweden with the better tax rates, in many cases you need to also live in the property part of the year. Otherwise you could be taxed like a business.

Jag har investerat en del via InRento tidigare när man kunde slippa skatten (numera kommer man inte undan litauisk källskatt). Jag kommer framöver gå över till Estlandsbaserade konkurrenter, där ingen källskatt dras, men för den som är skattskyldig i Sverige förmodar jag att källskatten kvittas mot lokal skatt och således inte gör någon skillnad.
Att investera i en enskild lägenhet känns som en onödigt stor risk när man kan diversifiera genom crowd-buy-to-let.
